From the very first time you contact us, all the way through to completion, we will be your partner providing you with support and guidance, bringing expertise and energy to your sale.

Selling and buying a property can be very stressful indeed. Let us assist you every step of the way.

We advise what price you should list your home for. This is based on similar properties known as ‘comparables’ in and around the area and the condition, size of your property.

  • We will advise you on how to get your home ready for photography and videography.
  • An appointment will be booked with the professional photographer and professional videographer at a date and time to suit you.
  • Proposed details are drafted and emailed to you for your approval and vital input.

We utilise a number of methods to advertise your home!

  1. We telephone, text and email our database of qualified buyers registered with us, who are looking for a property like yours.
  2. Today there are 53 million active social media users in the UK, which is 77.9% of the UK population. We implement a number of digital marketing solutions, to generate enquiries on our properties. We list all of our properties on our YouTube, Facebook and Instagram before they go on other websites/apps.
  3. Your listing goes online, on property websites such as Rightmove, our website and apps.
  4. Boards at your property. We use striking boards to attract interest from locals. Boards also help viewers identify which house to go to.
  5. Office window displays and people coming into our branch. Do not under estimate the power of a prominent window display and an estate agency window display for enquires. All of the properties in our window display have a QR code to website.
We do accompanied viewings or open house events if possible .
 
We obtain honest viewing feedback from all viewings and pass this on to you, the seller.
We negotiate offers for you and verify funding and affordability from parties who offer.
 
We provide all of the necessary facts for you to make an informed decision. You decide who to proceed with.

Sales letters are sent and property is marked under offer. Once a sale is agreed, most agents step back and leave it to solicitors, not us. One of our Directors, Bella Brooke-Steel, will guide you through this crucial stage.

Once a buyer is found, the legal work and mortgage process can take 3-6 months. A lengthy chain can increase this too. We reduce this by being involved throughout this stage.
 
Contracts are exchanged and the sale becomes legally binding. You may prefer to have a week between exchange and completion, so that you know completion date is confirmed before booking removals/time off work.
Monies are received by your solicitor and we can hand over keys to your purchaser. If you’re buying and selling on the same day it can be stressful as keys can’t be released until monies are received by sellers solicitor.
 
Your solicitors will pay any secured loans mortgages, fees and send you the proceeds of sale or forward on for you onward purchase (where applicable)
