Marketing Your Property
You can be assured your property will be extensively marketed, minimising the time in which it remains empty and maximising its potential.
As well as our ‘To Let’ boards, website and local advertising, we keep a database of tenants currently looking for somewhere to live. We have excellent contacts with local employers, companies and, relocation agents, who provide high quality tenants.
Daily SMS text messaging and email bulletins are sent to all applicants that match the criteria of your property whilst traditional phone calls are carried out daily to ensure greater exposure of your property.

Brooke Steel's process is easy
Our Fee – One Months Rent (inc VAT) (Subject to a Minimum fee of £675 (inc VAT))
Includes:
- Rental Valuation
- Advertising via Internet – Brooke Steel Estates Website, Property Portals & Social Media
- Supply “To Let” board to property
- Circulation of details to prospective tenants
- Accompanied viewings with prospective tenants
- Implement full credit and referencing services
- Draw up tenancy agreements in line with the current Housing Act
- Collect one month’s rent in advance together with dilapidation’s deposit equal to five weeks rent
- Provide tenant with method of payment
Our Fee – £600 (inc VAT) Finder’s Fee plus 10% (inc Vat) of the Monthly Income
Includes, the above plus:
- Collect rent per calendar month and credit your bank account directly – issue monthly statements. All rents transferred by bank transfer unless otherwise specified
- Deduct commission and other works
- Arrange for the transfer of the utilities & local council tax in to the tenant’s name
- Undertake inspection visits and notify Landlord of the outcome
- Arrange quotes for necessary repairs – except in the case of an emergency. Estimates will be obtained and submitted for your approval in respect of works or redecoration, renewal, or repair. In the case of an emergency where we are unable to contact you we will act in your best interest
- Purse non-payment of rent and provide advice on rent arrears actions
- Check out inspection and negotiation of any works needed at the end of the tenancy
- Advise on non-resident tax status and HMRC (if required)
Inventory Fee – Preparation of and photographs can be carried out based on property size price range from £100 (inc VAT)
Renewal Fee – £50 (inc VAT) – Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Deposit Register Fee – £40 (inc VAT) – Arrange for the deposit to be hold with the Deposit Protection Scheme (DPS)
We conduct comprehensive referencing and credit checks. If we are managing a property, we will conduct a full schedule of condition prior to any tenant moving in as well as regularly informing you about how a tenancy is progressing.
We’ll systematically carry out property inspections and provide you with a detailed inventory report, then conduct a check-out report of the property at the end of the tenancy agreement.
We are members of The Property Ombudsman so are part of their redress scheme. Deposits are protected by DPS (Deposit Protection Scheme) giving peace of mind to both Landlords and Tenants.
We keep our clients regularly informed about changing housing legislation and our Tenancy Agreements are regularly updated to encompass current practices and procedures.
